Gregory D. Soule is practicing in all areas of real estate. Clients appreciate Greg’s practical and intense focus on achieving their objectives, his experienced business and legal advice in negotiating and closing deals, and his excellence in drafting agreements.

Purchases and Sales, Leasing, Financing

Greg works with developers, individual investors, financial institutions, and homeowner associations. He has assisted in the purchase, financing, and sale of over 150 apartment projects. Greg has also represented clients with office/warehouse buildings, restaurants, shopping centers, churches, hotels, movie theaters, golf courses, telecommunication towers, senior-assisted living residences, marinas, mini-storage facilities, and multi-tenant data centers. He has represented local banks and national lenders in permanent financing transactions, and both landlords and tenants in retail, industrial, and office leases. Greg also advises clients on ownership structuring issues, and 1031 like kind exchanges. Significant projects include:

  • Assisting in the $87 million sale of three downtown Minneapolis office buildings

  • Drafting a complicated easement agreement, providing 40 separate easements, for a $54 million, multi-use (residential, retail, parking) project in Uptown

  • Negotiating and closing the purchase and financing of a $41 million, 281 unit apartment project in Eagan, as part of a reverse like kind exchange

  • Assisting in the acquisition of a North Loop office building by purchasing and foreclosing a defaulted CMBS loan

  • Obtaining over $1.0 million in real estate tax savings, over three years, through tax appeals for 5 downtown office buildings

  • Obtaining a $3.8 million reduction in tax valuation for a Chanhassen office building saving $420,000 in real estate taxes over three years

Development, Government Permits and Approvals

Greg has extensive experience in real estate development, obtaining zoning and subdivision approvals from local municipalities, as well as wetland and environmental clearances. Greg served on city planning commissions for over 10 years, and has assisted municipal clients and the Minneapolis Park Board with zoning, park dedication and real estate matters. He has made many appearances on behalf of developers and property owners before planning commissions and city councils. Greg has also advised land owners on regulatory and land use issues related to alternative energy projects, pipelines and power lines. Significant projects include:

  • Representing the Minneapolis Park Board in the acquisition of park land in the Upper Harbor Project, including negotiation of complicated, multiparty easement agreement

  • Representing the City of Wayzata in development agreements, easements, special assessments, street dedications and land transfers for a $250 million, multi-phase project

  • Negotiating land acquisition, city development agreements, construction contracts and financing for a 153 unit, $25 million apartment project in Hopkins

  • Assisting the owners of a 300 acre residential development in Chaska with revitalizing the project, by renegotiating municipal development agreements, restructuring three existing mortgage loans and negotiating the buyout of minority shareholders
